Show home photography is something I’m being asked to shoot more and more.

Increasingly, developers are building estates of similar properties, and one typical property is  decorated and furnished to turnkey finish.  The best developers hire a team of house dressers to create an inviting house, painted in pleasing colours, furnished with modern furniture, and styled to appeal to the target client.

My job is the culmination of that process, taking photos that show off the property accurately, but also convey that appeal.  Basically, I’m showing off all the hard work done by those other groups of people, and producing the material that will form the heart of how the properties are marketed and sold.

So no pressure then!

Here’s an example from a recent shoot for The Property Perspective of their show home in a new development in Crewe.  From a marketing perspective, when I’m approaching a job like this, the question I keep asking myself is “what are the main features of this room?”  That’s what I want to present to the viewer.  I also want the photos to work as a set, taking you on a journey from seeing the property kerbside, through the downstairs rooms, upstairs and around the bedrooms and bathroom(s), then out into the back garden.  The aim is to give an impression that you’ve walked through the property just by looking at the photos.

Photos like this work both online and in print – a brochure showing the layout and dimensions of the show home (alongside floor plans) work well in helping you to remember the building itself.  While the styling, and more lifestyle aspect of some of the photos (close ups of details and props, such as the dressed dinner table, or the toiletries in the bathroom) give a sense of the property being lived in.  This makes it much easier for potential purchasers, or renters, to picture themselves living in the property.

I’ve shot images like this for estate agents, developers, building firms and housing trusts.  All have trusted me to convey the appeal of their properties.  I’d be more than happy to have a chat with you about the property you wish to sell, and to see how I could help with the marketing campaign.
